The Texas Real Estate Commission has outlined several features available to brokers in the REALM Portal, a platform designed to help manage brokerage operations. The portal offers tools for assigning delegated supervisors, managing administrative delegates, updating business names, downloading sponsorship history, terminating sponsorships, and handling team names.

Brokers can designate delegated supervisors within their organizations through the portal. This feature allows them to assign or remove supervisors as needed. However, the commission emphasizes that “designating a delegated supervisor does not transfer ultimate responsibility. The broker remains responsible for supervision as required by law.”

In addition to supervisory delegation, brokers may authorize delegates to assist with certain administrative tasks such as account management and application submissions. Despite this support role, “the broker remains responsible for all submissions made under their license, including those completed by a delegate.” Delegates cannot assume legal responsibility or override statutory obligations.

For name management, brokers have options to update alternate names or assumed business names (DBAs) directly through the portal. A DBA allows operation under a different name than the one on the broker’s license. The process involves logging into the portal and submitting relevant changes along with supporting documentation.

The REALM Portal also enables brokers to view and download sponsorship history in spreadsheet format. This record can be used for compliance purposes or internal audits. If discrepancies are found in sponsorship records, brokers are instructed to contact the commission via email.

Sponsorship relationships can be terminated using an online amendment process within the portal by entering relevant license numbers and codes.

Regarding team management, license holders may add or update team names associated with their brokerage through an amendment request in the system. The commission clarifies that “a team name is not the same as a broker’s assumed business name (DBA). Team names must comply with applicable advertising and naming requirements,” and that brokers remain responsible for compliance.

For renewals and continuing education (CE), brokers are advised to submit renewal applications even if CE credits have not yet posted; deferral fees will not apply during integration periods and licenses will remain active if grace periods are extended.

The commission addresses common questions about delegation and responsibilities: permissions vary based on selections during delegate setup; brokers retain full legal responsibility for actions taken by delegates; delegation is optional; DBAs differ from team names; and teams cannot advertise independently of their sponsoring broker due to statutory requirements regarding identification.
