The Texas Real Estate Commission (TREC) has announced the upcoming launch of its new Real Estate and Appraiser License Management Portal, known as the REALM Portal. The new system is designed to improve how education providers post course credit, manage approvals, and interact with TREC.
According to TREC, its current online licensing services and Posting System will be unavailable during the transition period from December 2, 2025 at 5 p.m. Central Time through December 14, 2025. The REALM Portal is now scheduled to launch on December 15, 2025. This date was pushed back from an earlier target of December 10 to allow more time for final adjustments.
Once the portal goes live, several changes will take effect for education providers. Existing course approval numbers will be replaced with new ones that include five digits plus an alpha code. Providers will receive a full list of their courses with corresponding new numbers. Provider approval numbers will remain unchanged but will also gain an alpha code.
A variety of alpha codes have been assigned for different types of providers and courses:
– QE Provider: QP
– Exempt QE Provider: XQP
– CE Provider: CEP
– Real Estate QE Course: REQC
– Inspector QE Course: INSQ
– ERW QE Course: ERWQ
– College Accredited QE Course: ACC
– Real Estate CE Course: RECE
– Real Estate Non-Elective Course: RENE
– Inspector CE Course: INSC
– Inspector Non-Elective Course: INE
– ERW CE Course: ERWC
License numbers for sales agents, brokers, inspectors, and appraisers will not change; however, each license number will now be paired with an alpha code representing the license type. Both components must be used when posting course credit.
The portal also introduces updated definitions for course delivery methods in line with current industry standards. Delivery options are divided into synchronous (live) and asynchronous (self-paced) categories:
– Synchronous Live In-Person involves instructor and students meeting at the same location.
– Synchronous Live Virtual uses video conferencing for real-time interaction.
– Asynchronous Online allows students to access content independently via a learning management system.
– Asynchronous Correspondence involves materials sent by mail or email for self-paced completion.
Blended delivery options are available as well. At least half of any blended course must use one of the synchronous methods listed above; the rest may use asynchronous formats.
Applications already submitted for Legal Update I and II courses covering 2026–2027 are under review. Approval letters are expected to be issued starting mid-December through the new portal. Applications are processed in order of receipt.
TREC states that targeted updates regarding these changes will continue to be sent directly to operations managers at approved education providers. Additional information about REALM Portal developments can be found on the TREC website.
